Heritage Ottawa to Built Heritage Sub-Committee 26 June 2014 re: 455 Green Avenue

Certain features of this proposal are promising, specifically, the retention of the existing residence, and the role that the design could play as a transitional element between commercial and retail Beechwood, and residential Rockcliffe Park.

Our principle reservation is with the scale and design of the addition, as it diverges too much from the established character of the neighbourhood. It also consumes too much of the lot and thereby impacts upon the landscape character of the HCD.

Heritage Ottawa recommends that the Built Heritage Sub-Committee not recommend this application until the rear addition can be scaled down somewhat and made more sympathetic with the neighbourhood, and with the landscape character of the HCD. We recommend that the proponent review the mitigation strategies suggested in the CHIS; and work with the Community Association and the city’s heritage planners to achieve these modifications.
